A Step-By-Step First Time Buyer's Guide

Buying a home is one of the most exciting milestones of your life. To prepare yourself for this moment, you need to know what to expect during the process. This step-by-step first time buyer’s guide created by your agent will help reduce the stress of buying a home and help you enjoy the journey as much as possible.

1. Interview and choose an agent.

2. Have a buyer counseling session – go over the process, understand the timeline, and review major documents.

3. Determine what you want: Non-negotiables versus wants.

4. Get pre-APPROVED not qualified. Pre-qualified doesn’t do a credit check, and therefore isn’t worth the paper it’s printed on. A pre-approval reviews not just the things you tell the lender, but also a credit check. You may have as many credit checks as six over a two-month timeframe, but that incudes furniture or anything of the like. DO NOT APPLY FOR NEW CREDIT CARDS DURING THIS PERIOD.

5. Based on your pre-approval and desire to buy a move-in condition house or if you want a fixer-upper, choose your price range.

6. See and find the right home. Negotiate right the terms of the contract which contains more than the price.

7. Perform inspections and determine what items you can live with or fix yourself and determine those things to which you’d like the seller to contribute. Let your lender perform the appraisal to determine if the house is worth what you paid.

8. Terminate or Proceed toward closing.

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.
